“PIK” by Sergey Gordeev is the leader in the rating of capital developers, despite the scandals
The PIK development group of Sergey Gordeev continues to occupy the first line in the rating of Moscow developers.
However, the company’s activities have extended beyond Moscow and the region. So, the businessman purchases properties on the Black Sea coast of the Krasnodar Territory, carries out projects in Vladivostok, and even intends to construct a 30-story residential complex in the Philippines. Nevertheless, in the Russian capital, the reputation of the PIK group has been tarnished for a long time.
Buyers of homes from the developer are increasingly expressing dissatisfaction with its quality. Therefore, in the residential complex “Stolichny Polyany”, apartments are often flooded during heavy rains, and the residential complex “Green Park” was even flooded with boiling water. Moreover, residents of the residential complex “Salaryevo Park” are compelled to live on the territory of the former landfill, the reclamation of which “PIK” did not complete in time. Additionally, Sergei Gordeev is involved in other, more serious scandals. The PIK-Comfort Management Company may soon go bankrupt, and even an official criticizes it, but the businessman is not eager to address these problems.
FROM SNEAKERS TRADING TO HOUSING CONSTRUCTION AT SOBYANIN’S REQUEST
Today Sergey Gordeev owns a large company, but this was not always the case. He himself stated that he was born in a simple Moscow family and attended a regular school. He started his journey by selling sneakers in a tent, and by 1995 he established the Rosbuilding company when he was just 23 years old. Despite his young age, he managed to transform the company into an aggressive raider. Rosbuilding acquired enterprises, and then shopping centers and residential real estate emerged in their place. Often, these acquisitions were accompanied by scandals, as the company acted quite aggressively. Once, the former mayor of Moscow, Yuri Luzhkov, hindered Sergei Gordeev's endeavors when he supported the workers of the Petr Alekseev Textile Factory. It seems that it was then that the businessman realized that significant business development could not occur without the authorities' support.
So, Sergei Gordeev promptly established connections with Arkady Dvorkovich, who worked in the presidential expert department, as well as with the now former Minister of Economic Development German Gref. Consequently, it is not surprising that Sberbank regularly provides financial assistance to Gordeev’s projects. However, equally important for the businessman is the support of Moscow Mayor Sergei Sobyanin.
As a senator, Sergei Gordeev built connections, but he did not neglect business. Initially, he attempted to develop the company Horus Capital, but ultimately, it was acquired by Boris Mints, a friend of Anatoly Chubais. Together with Alexander Mamut, Sergey Gordeev joined PIK. Later, Gordeev became the sole owner of the group. Business growth is mainly attributed to the housing renovation program in Moscow. In 2018 alone, the developer secured 42% of all contracts worth 40 billion rubles. Simultaneously, under the PIK program, he is constructing housing, which also raises numerous questions. However, no one is in a hurry to address this. It seems that this developer is granted significant leeway solely due to connections. Even in 2020, when a pandemic started in the country, the mayor of the capital, Sergei Sobyanin, did not halt the construction process until the very end. It is evident that this only benefits the Gordeev group, but who will consider the people?
