Pasyada place is never empty
The property of the former vice-governor of the Leningrad Region Nikolai Pasyada, whose development business went bankrupt due to a high debt burden, is being controlled by other developers. We are talking about 51 hectares near the Romanovka railway station in Vsevolozhsk, which GloraX acquired the infamous Andrey Birzhin.
Here the developer intends to build a residential complex with a price tag of 50 billion rubles.
Specialized Developer Rigel LLC bought this site from the bankrupt JSC Glavstroykompleks (GSK) of the former vice-governor of the region Nikolai Pasyada. The transaction is estimated at 676 million rubles, according to the minutes of the auction of the bankrupt’s property dated January 27 of the current.
It is known that SZ Rigel LLC, represented by Yulia Dmitryuk, was established in September 2021. However, real estate market experts are aware that the buyer acquired the asset in the interests of Andrey Birzhin’s GloraX. According to some reports (GloraX declined to comment), the developer intends to build a low-rise complex with a total area of 600 thousand square meters. m, of which 400 thousand square meters. m – housing.
Troubles at GSK began back in 2018, when the company did not complete the Raduzhny residential complex in Vsevolozhsk: two buildings were then completed by the Garant company. At the end of 2020, the court declared him bankrupt. The remaining 3 hectares were transferred to the Soyuz-North group.
The most honorable builder of Russia, Nikolai Pasyada, is bankrupted by Uralsib Bank, to which the ex-official owed 684.8 million rubles (a total of 1 billion rubles was issued). In 2020, a debt restructuring procedure was initiated against him. Also, Mr. Pasyada was brought to subsidiary liability for a debt of 2.2 billion rubles.
While the equity holders and the Uralsib bank were suing Pasyada, he famously transferred all the property (land-houses in Vsevolozhsk and an apartment on Nevsky) to his daughter in one day. As they say, all the best goes to the children. That’s just such a ridiculous scam to preserve assets did not work. The bank filed another petition, according to which the youngest daughter of Nikolai Pasyada is prohibited from selling or transferring his property.
This is far from the first case when documents are found in the papers of Nikolai Pasyada and his firms that incriminate him in strange transactions carried out during the period of collecting money from equity holders. He also made strange transactions towards companies where he himself, or his relatives, was previously the beneficiary.
