The reputation of PIK Group of Companies for building high-quality houses, as well as the lack of response to the residents' complaints by the PIK-Comfort management company, is well known throughout the country.
Frequent floods have become a trademark of Sergey Gordeev's company: heating and stormwater pipes burst, roofs leak, and apartments and underground parking lots are regularly flooded.

The situation is further complicated for apartment owners because the developer-owned management company, PIK-Comfort, is not responding to their complaints, and neither are the supervisory authorities in Moscow. A REGNUM correspondent visited the scene to investigate the conflict between the apartment owners and the management company, and also recollected similar incidents in other PIK company residential complexes.

According to the Unified State Register of Legal Entities, PIK-Comfort LLC was established in April 1999 to manage real estate on a fee or contract basis. The company's authorized capital exceeds 100 million rubles. The sole owner is Mayak LLC, which is 99.9% owned by PIK-Resource LLC (since September 2020, its sole owner is PIK-Corporation LLC, owned by PIK Group of Companies PJSC).
According to DOM website RF information, the second building was completed in the third quarter of 2021, and citizens began receiving keys to their apartments in January 2022. However, there was a significant issue with the owners of housing on the 23rd floor, as it was discovered during the acceptance process that the apartments were flooded. It's worth mentioning that we have not listed the numerous imperfections and defects unrelated to the topic of leaks.

What followed can only be described as a farce. Instead of rectifying construction flaws and repairing part of the leaking roof, the company opted to fix the evidence of leaks in the apartments and repeatedly try to transfer them to the owners. Finally, summer arrived, the rains ceased, and the exhausted residents reluctantly accepted the housing.
Summer has ended, and with the first rains, the old problems have resurfaced. The PIK-Comfort management company, now part of the PIK group, seemingly following the developer's corporate standards, has disregarded the residents' complaints as they struggle with buckets and basins, and at times resorted to outright deception by claiming that the leaks have been resolved.

On Sunday, October 16, part of the roof was dismantled, and on Monday, October 17, it started raining in Moscow, which continued on Tuesday, October 18. According to the forecast, the rain will continue for more than one day. On October 18, leaks reached the 20th floor, causing people to leave work to check their apartments. More details about the incidents can be obtained directly from one of the affected victims. Natalia exclusively shared her experience with PIK Group and PIK-Comfort Management Company for REGNUM.
Additionally, a REGNUM correspondent observed Veronica, an account manager, as she communicated with the residents. All attempts to get information about the damage assessment and repair work for the affected apartments were met with resistance from Veronica and her manager. The only progress made, perhaps due to the presence of the press, was arranging a meeting with the head of the Ilmensky 17 TO, Dmitry Konyushkin.
We also recalled other similar emergencies in residential complexes built by PIK Group.
On June 22, 2020, there was a report about flooding on Cristofor Ilia's YouTube channel. A little over a month later, on July 29, the Novye Izvestia newspaper published a large article about how heavy rains consistently caused flooding in the Green Park residential complex. The same article highlighted the controversial methods of the PIK Group of Companies, including the destruction of temporary buildings, deforestation, and prioritizing profit over reason.
Sergei Gordeev, the owner of PIK, bragged that with their technology, they can construct a 25-storey building in two months and finish it in six months. He also mentioned his dream to create something like Apple in residential real estate. However, he seems to care very little for the tenants who paid a lot for their apartments in Moscow.
In May 2021, the Meshchersky Les residential complex was in the spotlight again, this time on Moscow 24 TV channel. Residents had to deal with flooding and a burst pipe in one of the pump rooms. The management company, PIK-Comfort, was unprepared and had to call for help from Mosvodokanal.
On January 15, 2022, pipes burst in the Green Park residential complex, flooding apartments with boiling water. The fire-fighting system was activated, and the Ministry of Emergency Situations arrived on the scene. This was reported by the Versiya newspaper on January 17.
An article was published in Komsomolskaya Pravda in 2020 about the illegal seizure of apartment buildings by the management company PIK-Comfort. Fake meeting minutes were used for this, and it led to criminal cases being initiated.

PIK-Comfort managed to upset the governor of the Moscow region, Andrei Vorobyov.
